So let’s look at the Geist Real Estate market and specifically the number of homes sold in  Geist that are on Reservoir.

In the period January 1 – July 31st in 2010; there were 14 homes that sold (this excludes condos) that were on the Reservoir.   In 2011 for the same period there were again 14 homes that sold.   How is that a recovery you ask…

The number of homes over $1MM that sold in 2010 was one…a single one.   In 2011 for the same period, there were five over $1MM.   That alone could be considered a recovery in Geist.   But add to that the number of days these homes were on the market and the news gets better.   In 2010 the average days on market for homes for sale on Geist Reservoir were 151 days compared with only 93 this year!

I have even more good news!   There are currently 8 homes pended on the market that are on the water and their average days on market are 86.   There are two of them over $1MM.

Five  of those are in Lawrence Township,  9 are in Hamilton Southeastern area  and one is in the Mt Vernon area.

There are a few popular neighborhoods in Geist that typically have homes on the water for sale.   They include Masthead, Springs of Cambridge, and Feather Cove.   Occassionally you can also find   them in the Admirals or Canal Place.

Waterfront views are so beautiful not only in the summertime but in the Fall and Winter too.   They create a peaceful feeling after a stressful day at work.   Most of these will have docks and often sellers will sell their boats too!

All but one also has an inground pool and cabana’s; truly homes to entertain in and enjoy the fruits of working hard.

If you are a buyer looking for a home for sale on Geist Reservoir, there could be some great deals.   There are six of these homes that have been on the market for awhile (more than 120 days) and could have motivated sellers.

I’ve compared the last six months of 2011 to the same time period in 2010 (January-June) and found that the exact same number of residential homes have sold that are on Geist   Reservoir.   There were 12 both years.  

The good news is the homes on the water  are selling faster; 101 days on the market this year compared with 132 days a year ago.   And the price per square foot is also increasing about 15%!

This year, there were 5 homes over $1,000,000 that sold compared with only one last year.

The market is somewhat saturated currently with 49 waterfront homes on the market.   The one I would pick if I could…would be Tomas Scheckter’s home.   It is absolutely stunning with its Mediterranean influence and natural light.   It is 4200 sq ft and an additional 2500 sq ft in the finished basement.   It has a pool as well overlooking the Reservoir!   All for $748,000.

The highest priced home set to close is $2,900,000 with over 10,000 sq ft; but it has been on the market for over 1,200 days!   There are four other homes that are over the $1MM threshold that are pended with two of those well over 600 days on the market.

But the good news is that lakefront property is selling.  

There are still a vast array of choices if you are looking to buy a home on Geist Reservoir; today there are 42 choices still available.   They range in price from $400,000 “ish” in the Feather Bay area to the highest at $3.9 Million.

Neighborhoods with good choices for water front property include Masthead, Springs of Cambridge, Bridgewater  and the Admirals.

Knowing how to choose one of these homes is something this Geist Real Estate agent can help you do.   Checking the history to understand how long the home has been on the market, checking the comps of other neighborhood homes, understanding the amount of lake frontage and whether it is on the Cove or the main body all affect pricing.   Many of the homes will be dated and having a good resource for renovations is also something I can help you tackle.

It runs along the popular Fall Creek Road; with a running/biking trail along Geist Reservoir.   It winds back into the Reservoir with many homes having lake frontage.   It also runs into along side Hamilton Proper.   It is on the west side of the Reservoir as opposed to all the Admirals that are on the east side of the Reservoir.

The homes are older, mostly built in the 80′s.   There are nine sections in Masthead and the pricing ranges from $250,000 to $3,000,000 so huge variety.   I’m not even going to go to the average price per sq ft because there are so many variables for Masthead (water views, year built, floor plans) and any REALTOR that tries to do a price/sq ft analysis does NOT know the area.

I can talk about what has happened in the Masthead market recently.   There have been 14 homes that have sold (denoted by the red in the chart) ranging in price fom $225,000 to $695,000 in the last year.   There are currently two pended (denoted by the gold); one for $425,000 and one for $649,900.   And there are 20 active listings (denoted by the green); from $317,000 to $1,800,000.   You can quickly see the variety.   Each one of the “highs” above are on Geist Reservoir.

The  $1,800,000 listing has 4,300 sq ft of living space and an additional 2,750 finished walk out basment.   Ther are five bedrooms and 5 1/2 baths.   The kitchen has been updated and there are main body water views from almost every room.   And an ingound pool too!

Adding to that, many may not be able to afford one with lake frontage but what about one that is at least dock owned.   A place to put your boat and to launch from easily during the summer onto Geist Reservoir.

There are currently 7 homes for sale in Geist under $300,000 (mostly in the Shorewalk community) with a dock owned status.   There are an additional 14 under $500,000; several that are new on the market.   There will be many more coming on the market as sellers also are aware of the increased activity.   If you want to know when one becomes available, let me know.   Setting the search for dock owned, or dock access is easy on our MIBOR system.

There is no question in my mind we will see a lot of activity this Spring; many folks have been waiting and there is a pent up demand.   There is this window right now for deals in Geist to still  happen.

If a home is bankowned, you as the buyer are only dealing with the bank and usually those banks don’t want to carry homes as part of their business model.   However, it is also important to note that they usually are priced to sell.

A home that is for sale as a short sale is a little muddier.   It means that the seller is involved in the transaction and often, we see more than one bank involved.   The seller at some point took out a 2nd mortgage.   You need an experienced REALTOR in short sales to handle those types of transactions.   And while I would love to tell you I am your gal, I am not.   But, I do have someone on my team that is CPDE certified and over half of her business is in distressed properties, she is your Geist Realtor!

Things to keep in mind on a distressed property are

• The home is likely to be in disrepair; before they stopped paying their mortgage they stopped maintaining their home
• The transaction is likely to involve a lot of paperwork that favors the bank; just the way it rolls.
• It is likely that any repairs that need to be done will not be able to be negotiated; so WYSIWYG (what you see if what you get).   If there is a major repair and the bank/seller will not repair; you can get your earnest money back in almost every case.

Six of those are in the Admirals, with all of them havng two levels, at least a three car garage and at least 5 bedrooms and three full baths.

Other popular neighborhoods for this search include Feather Cove with four; there is a ranch with a walkout basement in this neighborhood.

Masthead is also popular with 8 homes ranging in price from $375,000 up to $900,000.

Most of the homes are older than 2000 with only four built since that year.     Springs of Cambridge, Canal Place, and the Admirals have three of those newer homes.

If you also wanted an inground pool but didn’t care about the year built, there are four to choose from; three of them in the Admirals.

There are currently 56 homes for sale in Geist with a dock.   You might think they are all very expensive; but there are some very affordable choices.   There are 8 homes with massive lake frontage listed; all of these Geist homes are over $1,000,000.   There is also the For Sale by Owner on 12642 Shore Vista that is just under $1,000,000.  

But there are several choices under $200,000.   One of my favorite neighborhoods is Windsong just off of Oaklandon near St Simon Church/School.   It is tucked away and has homes in the $200,000 and many have dock access.   There is a list that the Homeowner’s Association keeps for the dock slips.   Currently there is one home for sale in Windsong for less than $200,000 wih 2400 sq ft, four bedrooms, master on the main.

There are always Geist Waterfront Real Estate for sale in some  popular Geist neighborhoods such as the Admirals (6), Feather Cove (6), Springs of Cambridge (3) and Masthead, which is a very large neighborhood has eleven currently.

There are other lakes other than Geist Reservoir but they only allow pontoons or fishing boats, they are no wake zones.   Examples of those would be Lake Stonebridge or Lake Kessler; both of these each have 3 homes for sale currently.

Another “somewhat” affordable solution to living on Geist Reservoir with a dock would be a condo community called Shorewalk.   There are currently three homes for sale in there from $130,000 to $180,000.   The $130,000 is a HUD home, ask your Geist Realtor how those work.   Shorewalk is an affordable community but what you need to know about it is that the monthly maintenance fee is just over $300/month.   That would equate to about $60,000 in mortgable dollars.   A lender will consider that amount when they pre approve you.
