Homes Sold in Carmel March 2012

There were 110 homes sold in Carmel March 2012, compared with 117 homes a year ago.  Over 2/3 of those homes sold in March occurred in the last two weeks…so definitely a market in transition!  The average sale price this March was $308,185 compared with $JanDec2012Carmel288,750 a year ago so a nice increase.  To go along with that we also saw the days on the market improve to 109 compared with 116 a year ago. 

There were 10 homes over $500,000 (luxury market in Carmel) that sold with several over $1,000,000.  The highest priced home was listed for $1,400,000 and sold at just over $1,000,000; it was on over 5 acres near 116th and Michigan.  The lowest priced home sold for $65,000 in the Village of West Clay condo area. 

Neighborhoods with high activity were Village of West Clay with 6 selling, Cherry Creek Estates with 4 and Long Ridge Estates and Stanford Park each with 3 homes selling.

Carmel1stQtr2012The quarter is running neck and neck currently with 237 homes sold in Carmel for the time period 1/1/12-3/31/12 compared with 241 homes during the 1st quarter of 2011.  The average price for both years is right around $294,000. 

I expect to see the April 2012 numbers outperform the 2011 numbers easily.  We are in a shifting market not only here in the Carmel area, but across the country.  There is significant pent up demand from buyers and they are starting to make their presence known!  They will be buying homes for sale in Carmel for sure.
