What is also amazing is the number of luxury homes that sold in Carmel this quarter.  It was a 43% increase from a year ago.  A luxury home is defined as anything over $500,000.  There were two homes sold in Carmel over $1,000,000.

The statistics we watch for in the sales are the number of days on the market (DOM) to get from list to close and the average price of the home per sq ft.  The DOM were 93 this quarter compared with 124 last year.  This speaks to the shortage of inventory available for buyers looking for a home to buy in Carmel.  They are selling much faster so the REALTOR needs to be on her game to get the home for their buyer!

The average price per sq ft this quarter is $110 compared with $107 a year ago.  We should see this increase as more and more short sales and bankowned homes start to decrease.

Are we out of the woods, I would say yes to that.  Consumer confidence, a strong DOW, low interest rates are all playing into a boom in the housing market across the country.  I was recently quoted in a an article that shows the home sales in Indiana surging.  Every new builder is also seeing this.

The market has changed and it will be a short amount of time before sellers start to ramp up their asking prices.  I listed a home last Friday at around 10:00 in the morning and it had 8 showings on Saturday and an accepted offer at full price by Saturday night and several back up offers.  I have a home I listed two weeks ago that was also listed last year.  Last year, it showed maybe once a month for six months; it has had 7 showings in two weeks.

I think the DOW being close to 14,000; the election over; interest rates still low combined with buyers who have been waiting for the right time to enter the market has made for the perfect storm.

There is still a great variety of homes for sale in Carmel.  There are  7 homes for sale in Carmel with pools ; there are 22 homes for sale in Carmel with master on the main level and a basement in that same $250K to $500K range.  There are 8 homes on over an acre of land for sale in Carmel.

Here’s a bit of a summary from different articles and analysis I have been doing over the last few weeks.

MIBOR (Metropolitan Indianapolis Board of REALTORS) said that 2012 showed a significant increase in number of homes sold in Central Indiana.  It increased 18.5% and  more intriguing is that the last quarter increased 26.9% year over year.  This is showing increased confidence as we progressed through 2012.

As we drill down a bit more into Hamilton County, we see that closed sales were up 38.7% over a year ago for the fourth quarter.  The prices are still remaining relatively stable.  If we continue this trend though, the economics of supply/demand will drive prices up soon.

I do sell all over Indianapolis but I buy and sell a predominant share in Hamilton County and specifically Fishers and Carmel.  For homes sold in  Fishers, the 2012 year showed a 20% increase and a 40% in the 4th quarter.  For homes sold in Carmel we saw the same increase of 20% over a year ago.

The number of homes available is shrinking…typically we see about 6 or 7 months inventory on the market and the last several months it has been closer to 3 or 4 months.  So it is a great time to think about selling your home in Fishers or Carmel!

The one thing that has been consistent for several years has been the interest rates…low!  But the Federal Reserve is rumored to stop buying mortgage bonds.  They have bought 3 times in the last 4 years to keep the rates low.  A week ago, there was significant good economic news, and the result was a huge sell off of mortgage bonds increasing the rates 1/4 of a point.

Thinking about buying a home in the Indianapolis area; now is the time to still take advantage of historically low interest rates and sellers who are still anxious to sell their homes!  Searching homes for sale in Fishers or Carmel  is easy on our website and I’d love to sit down and talk about what your dream home looks like and show you were to find it!

What is even more defining is the absorption rate.  The absorption rate measures how many homes have sold in Carmel (let’s pick $350,000 to $500,000) and compares that to how many are on the market currently.  At 5 months inventory; it is considered a seller’s market.  We haven’t heard those words in years.

There were 180 homes from $350,000 to $500,000 that sold from July 1, 2012 through December 31, 2012.  So if we divide the 180 by the 6 months that is 30 homes per month are selling.  There are currently 90 homes for sale in Carmel.  The same math says there are 3 months of inventory available.  That is SUCH a seller’s market right now.

The month of September, the third quarter and the year to date are all at an 18% increase over the prior year.  For the month of September there were 142 homes that sold in Carmel compared with 120 a year ago.  The days on the market are also improved at 90 versus 100 a year ago.  The only thing that is still lagging is the price of the homes selling in Carmel.  This year the average is $280,000 compared with $315,000 a year ago.  A possible explanation for this is that more first time buyers are now entering the market with the lower interest rates.   Those lower priced homes could be skewing the average.

In addition we are definitely seeing the flip side of that with the luxury homes in Carmel down in numbers sold.  There were 11 homes some in Carmel over $500,000 this September compared with 20 a year ago…again causing the average price to be lower.   There is quite a selection of available homes over $500,000 for sale in Carmel.  There are 135 between $500K and $1,000K and another 50 over $1,000K.

We are seeing the same new build/construction revival in Carmel that we are also seeing in the Fishers Real Estate market.  Both the Drees and the Pulte sub divisions are seeing marked increases in sales volume.

Other neighborhoods seeing good sales volumes include Cherry Creek which is a new Pulte area (5), Hunters Glen which are condo’s  (4), Plum Creek which is a golfing community (4) and the Village of West Clay at 12 this month.

The homes sold in Carmel in May blew last year away with a 37% increase!   There were 172 homes that sold in Carmel compared with just 126 a year ago.  The average days on market are impressive with 92.  We saw a slight increase in the prices as well with the average of $316,900 compared with $313,700 a year ago.

The Luxury homes in Carmel are also doing well with 23 homes over $500,000 sold this month compared with 15 last year.  We even had 2 over the $1MM mark sell in May.   The most expensive home that sold was in Winterwood at 106th and Meridian.  It had been on the market 235 days and was nearly 7,000 sq ft .  I have a luxury home in Carmel that just came on the market that is 9,000 sq ft with a pool, hot tub and one of the best basements I’ve seen! 

Neighborhoods that did well were Brookshire with 7 sold, Cool Creek with 6 and Village of West Clay with 10. 

It is interesting to see the huge increase a month ago with homes sold in Fishers and then it was even in May; so it will be interesting to see what Carmel does next month.

March was $308,185 compared with $288,750 a year ago

There were 10 homes over $500,000 (luxury market in Carmel) that sold with several over $1,000,000.  The highest priced home was listed for $1,400,000 and sold at just over $1,000,000; it was on over 5 acres near 116th and Michigan.  The lowest priced home sold for $65,000 in the Village of West Clay condo area. 

Neighborhoods with high activity were Village of West Clay with 6 selling, Cherry Creek Estates with 4 and Long Ridge Estates and Stanford Park each with 3 homes selling.

The quarter is running neck and neck currently with 237 homes sold in Carmel for the time period 1/1/12-3/31/12 compared with 241 homes during the 1st quarter of 2011.  The average price for both years is right around $294,000. 

I expect to see the April 2012 numbers outperform the 2011 numbers easily.  We are in a shifting market not only here in the Carmel area, but across the country.  There is significant pent up demand from buyers and they are starting to make their presence known!  They will be buying homes for sale in Carmel for sure.

They will have the Classics such as Parker Quartet, Ray Chen the violinist, Christopher O’Riley the pianist and several other great quartets. 

Johnny Mathis, Natalie Cole, Lucie Arnaz will round out the Songbook series.

One of my favorite song sets is the Country and Bluegrass that will feature LeAnn Rimes, Josh turner, Martina McBride and the Oak Ridge Boys!  The Jazz & Blues will include B.B. King and Chick Corea.

The Pop series will include favorites such as Kenny Loggins, Sheryl Crow, Amy Grant and America (Ventura Highway…). 

They are many other genres to choose from and something for everyone to see!

The Carmel Performing Arts Center or Palladium opened in January of 2011 and hosts local theater, dance and top rated musical groups and soloists.  There are three venues including the Studio Theatre for artists just beginning their careers.  There is ample parking and lots of restaurants within walking distance.
