Average Sales Price in Carmel Up 16%
February 2015 saw a slight drop in the Carmel Real Estate market. There were 69 homes sold in February 2015 compared to 75 homes sold in February 2014. That’s an 8% decrease. As I said in the Carmel Real Estate January Market Report, it continues to be disappointing that 2015 hasn’t started off with a bang, but let’s take a look at how the rest of the Carmel Real Estate February Market Report compares to last year. The average cost of homes sold in Carmel was $371,506 in February 2015! In 2014, the average sales price was $314,023. That’s a 16% increase! The price per square foot went up as well! In February 2015, the price per sq. ft. was $126 and in 2014 it was $121! The days on market went down too! In February 2015, the average DOM was 84 days (longest being 223) and in 2014, the average DOM was 91 days (longest being 300)! If you are looking to sell a home in Carmel, now is the time! The most popular neighborhoods in Carmel were: Cool Creek (3), Townhomes at Guilford (3), Village of West Clay (4) and Woodland Springs (4). The average size of a home sold this month was four bedrooms, three and a half bathrooms and just over 2,700 sq. ft.!
In the Carmel luxury real estate market, there were 11 homes sold over $500,000 in 2015, compared to 10 in 2014. The most luxurious home sold in Carmel this February sold for $3,650,000 and is located on Towne Rd. This home has seven bedrooms, nine full bathrooms and two half bathrooms, and sits on almost 13 acres of land! This home features great outdoor entertaining spaces including: a pool, limestone patio, built-in grill! This home also features an indoor tennis/basketball facility and playhouse!
