Fishers Real Estate June Market Report

So far this year, the Fishers Real Estate Market has been hot, hot, hot, and this month is no different!  In June 2015, there were 298 homes sold, compared to 255 homes sold in June 2014!  That’s an 15% increase!  In most other categories, the Fishers Real Estate market continues to impress!  Let’s take a peek at the rest of the Fishers Real Estate June Market Report!

The average cost of homes sold in Fishers was $273,937 in June 2015. In June 2014, the average sales price was $259,692. That’s a 5% increase! The price per sq. ft. went up as well! In June 2015, the average price per sq. ft. was $111 and in June 2014, it was $105. The average days on market went down a little bit (always good news for sellers)! In June 2015, the average DOM was 46 days and in June 2014, the average DOM was 50 days! The average list price vs. sell price was also up slightly! In July 2015, the sale price was 98.2% of list price and June 2014, the sale price was 98.02% of list price.  It’s a great time to sell your home!

The most popular neighborhoods in Fishers were; Avalon of Fishers (9), Britton Falls (5), Brooks Chase (7), Gatewood (5), Links @ Gray Eagle (5), Royalwood (8), Sandstone Lakes (6) and Sunblest Farms (17). The average size of the home sold this month was four bedrooms, two and a half bath and about 2,300 sq. ft.!

In the Fishers luxury market, there were 20 homes sold over $500,000 in 2015, compared to 12 in 2014! The most luxurious home sold for $1,950,000 and located on Breakwater Dr.! This home has five bedrooms, five full bathrooms and two half bathrooms, 12,500 total square feet, is a lakefront property and sits on almost 2 acres of land! This home also features extensive millwork, 6 fireplaces, theater, billiard room, wine cellar and bar!  There is a pool, hot tub and fire to complete the outdoor entertaining space!

Second Quarter Findings

In the second quarter of 2015, the Fishers Real Estate Market was explosive.  There were 745 homes sold this  quarter, compared to the second quarter of 2014’s, 620.  That’s a 17% increase!  In every category, Fishers is doing great!  The average sales price in 2015 was $264,009 compared to $254,823 in 2014.  The average price per sq. ft. was $110 in 2015 compared to $104 in 2014. The average days on market stayed the same at 60 days.  The average sales price v. list price was up too!  In 2015, the average was 97.96% compared to 97.94% in 2014.
